Insulation Removal

When insulation is damaged due to fire, mold invasion or rodent invasion it can become a problem. Alternatively, you may have old types of insulation which are no longer acceptable. These problems may require its removal and disposal. The issues of removal, safety and disposal can be a real headache. Fiberglass & Celulose Removal

There are many reasons you may want to remove and dispose of your old insulation.

You may have insulation in your roof space which you may find has become less effective or useless. Your home has excessive dust and you or a family member suffer from allergies. You may have vents or opening such as bathroom fans, downlights and wall vents through which dust particles can enter your home. You may have had a fire which damaged the insulation, or a leak which has caused it to grow mould or fungus.

There were several types of insulation available. The most common are Fiberglass batts, formaldehyde batts. Blown in loose cellulose fibre, loose rockwool, and loose fibreglass.

Dealing with Asbestos

Asbestos may be found in many forms both inside and outside a building. Inside asbestos may take the form of paper or hard block insulation on hot water piping, heating ducts or as molded pipe fitting insulation and joint compounds on furnaces.

Asbestos may also be found in floor tiles, sheet flooring, ceiling tiles and acoustical (stucco) finishes or as wall and attic insulating materials. Exterior uses for asbestos may include shingles or siding materials and asbestos cement pipes. Asbestos is a potential health hazard if damages and disturbed through renovation or demolition activities. Potential future liabilities for both the property owner and the architect are also attached to the presence of asbestos.

As a licensed and responsible professional you must be aware of and identify the presence or absence of these materials when dealing with building retrofits. Failure to advise your client(s) or contractors working on a project of the presence of hazardous materials in and/or on a property may present you with potential future liabilities. It is your obligation to protect the interests of your client(s), the health and safety of workers, and the natural environment.

Restoration Environmental Contractors will arrange an independent consultant for hazardous materials and other potential environmental concerns on residential, commercial and industrial properties. Each assessment includes sampling of all suspected hazardous materials, confirmatory laboratory analysis and complete reporting of all findings. We can also complete specifications and tender packages for any required remedial activities and perform project management services.

Other Considerations

Urea Formaldehyde foam insulation (UFFI) was used in the late 1970's in mainly residential and commercial buildings as an insulating material in walls and ceiling spaces. Liquid foam was sprayed into an area to be insulated where it expanded to completely fill the space and harden. Unfortunately it was found that this type of foam insulation emitted toxic formaldehyde fumes causing serious respiratory health problems. Subsequently many homes and commercial building have had the foam removed by qualified contractors.

However, many structures still have UFFI material in place. Presently there is a disclosure clause in real estate agreements concerning UFFI. In many instances however, building owners are unaware that their buildings contain UFFI passed on by former owners. Identification of UFFI can avoid potential health and safety issues and liability for the homeowner.

Fungus and molds are a common problem in many buildings including homes, schools, hospitals, as well as industrial and commercial facilities. These microbes are devoid of chlorophyll and obtain their food from non-living organic matter or by feeding as parasites on living hosts. Fungus and molds are generally associated with rotting material(s). Any area where moisture collects and temperatures are adequate is a potential site for growth of fungus and molds. If left uncontrolled, fungi cause deterioration of wood, textiles, ropes, electrical insulation, and many other articles of commerce and industry.
